Typically 45-90 minutes for a standard residential home. Larger homes or complex rooflines take longer. We don't rush — a thorough inspection is worthless if we miss something.

It's helpful but not required. We need access to the attic for the interior portion of the inspection. If you can leave attic access open (pull-down stairs, hatch), we can complete the full inspection without you present.
