FLAT ROOF EXPERTISE THAT MATTERS

Flat roofing is a completely different discipline than sloped roofing. The physics are different — water doesn't run off, it pools. The materials are different — single-ply membranes and built-up systems instead of shingles. The failure modes are different — seam failures, ponding water, membrane punctures, and flashing transitions are the primary enemies. And the consequences of getting it wrong are severe — a flat roof leak has nowhere to go but straight down into your building.

Denver Roofing Team's flat roofing division handles both commercial and residential low-slope projects. We install three primary flat roofing systems: TPO (Thermoplastic Polyolefin), EPDM (Ethylene Propylene Diene Monomer), and modified bitumen. Each system has specific advantages depending on your building's use, budget, and energy efficiency goals.

Our flat roof installations start with a detailed drainage analysis. We identify low spots, evaluate existing drain locations, and — when necessary — install tapered insulation systems to create proper drainage slopes on otherwise flat decks. Standing water is the number one killer of flat roofs, and we engineer it out of every system we install.

Whether you're re-roofing a 1,500 square foot home addition with a flat section or a 50,000 square foot commercial building, we bring the same engineering rigor and installation precision. Our flat roof crews are factory-trained by GAF, Carlisle, and Firestone — and every project is inspected by a senior project manager before we call it done.

FLAT ROOFING SYSTEMS

TPO (THERMOPLASTIC POLYOLEFIN)

White reflective membrane that dramatically reduces cooling costs. Heat-welded seams create a watertight bond stronger than the membrane itself. 15-30 year warranty. The most popular choice for commercial flat roofs and energy-conscious building owners. Excellent chemical and UV resistance.

EPDM (RUBBER ROOFING)

Proven synthetic rubber membrane with a 50+ year track record. Extremely durable, flexible, and resistant to UV radiation, ozone, and weathering. Available in black (standard) or white (reflective). Economical choice for large commercial roofs. 20-30 year warranty.

MODIFIED BITUMEN

Multi-layer asphalt-based system reinforced with polyester or fiberglass. Applied by torch, hot mop, or self-adhesive. Excellent for roofs with foot traffic. Built-in redundancy — if one layer is compromised, the layer beneath provides backup protection. Popular for residential flat sections.

BUILT-UP ROOFING (BUR)

Traditional multi-layer system using alternating layers of asphalt and reinforcing fabric, topped with a gravel or mineral surface. The original flat roofing system — proven for over 100 years. Best for large commercial buildings where maximum longevity is the priority.

FREQUENTLY ASKED QUESTIONS

Depends on your priorities. TPO for energy efficiency and low maintenance. EPDM for proven durability and budget. Modified bitumen for foot traffic and residential additions. We assess your specific building and recommend the best system.

TPO and EPDM systems typically last 20-30 years. Modified bitumen lasts 15-25 years. Built-up roofing can last 25-40 years. Proper installation and drainage design are the biggest factors in longevity.

Absolutely — when properly designed. We install tapered insulation to create drainage slopes, ensure all drains and scuppers are properly sized, and use overflow drains as backup. Proper drainage is the most important factor in flat roof performance.

Yes. We recommend semi-annual inspections for flat roofs — once in spring and once in fall. Clearing drains, checking for membrane damage, and addressing ponding water early prevents expensive repairs later. We offer maintenance contracts.

Yes. We install pedestal paver systems, synthetic decking over sleeper systems, and green roof assemblies over properly engineered flat roof membranes. The key is ensuring the membrane below can handle the load and foot traffic.
